I would not want Avenida Venusto for my backyard and it is too close to I15 for me, but we are talking about 5% (495K vs 470K). It is hard to make such a precise estimate when the cost of the transaction can be twice as much.
I caught myself factoring my buying power into ‘fair value’ while I was house shopping. I hope you are not doing the same since it can lead to many frustrated WTF’s.
