Heh, Scarlett, I was about to slam you on your views on GM….But thanks for pointing out you aren’t that person. Just kidding
Heh-heh, I read those recent comments by Scarlet and I thought I should specify I am not he/she. Especially since Scarlet said some mean things to some people I happen to like on this forum…
I am very sorry I couldn’t make it to the meeting yesterday, I was out of town…

By large town-/twin-home I mean >1650 sf, 3 br+.

I personally like (1) Crest Del Mar (2) Andalucia

I’ve heard about those 2 from other people that liked them too…I’d like to see those. One rental ad I saw about Andalucia put the sq ft at ~1400 which probably is not the largest…
Townhomes have taken a huge plunge. It hasn’t just started, it’s been happening for some time.
Peak prices for a townhomes 3/3 1533-1584sqft were $630k+. Recent prices have been as low as $480k in the same complex.
The majority of the larger size townhomes are 3/3 1533-1584sqft. I can’t personally predict how much further home prices fall, but I an personally waiting for something back to around the low 4’s, which at one point I thought was impossible, but seems to be more and more possible these days.

True, the majority of the larger ones are UNDER 1600 sf, and for my family (kids), I thought it will be too small. We would liked at least 1700 sf…(we have lived b4 in 1600 sf and it was a bit tight, but doable). I was about to give up until I saw some that had like 3 bdr+loft or even 4 br like Palmilla (which was smaller) or Pelagos (larger). Then I’ve found out about Antares and La Plage which seem to be on paper much larger (the largest floorplans). So I decided to narrow my search to those townhomes/twinhomes. No, I don’t want a converted apt., I want my 2 car garage and patio and no up/downstairs neighbors. And I prefer to be close to shopping and schools and parks… Fortunately lots of little parks in CV – I like that.
I would hope/expect that those larger townhomes to be in upper 400K, maybe low 500K for those close to 2000 sf (twinhomes like La Plage). I wanted to see what the opinion of the Piggs are….
