Any time you see a gate, you can be sure the HOA is going to be paying for the street maintenance and street lights. If the public can’t drive the roads, they aren’t going to be paying for them.
(which is my beef with the Coronado Cays – they have the guard shack to intimidate folks from entering, but they are public streets so they really can’t stop you from doing so)
Also, there is a small park towards the back side and what appears to be a larger one just to the right of the main gate.
I still wouldn’t think the streets, lights and parks would amount to $175K a year ($281/mo x 12 months x 52 homes)…maybe the fence around the perimeter of the development is HOA responsibility too?
