Agree completely on the tract home thing. Grew up in one here on the East Coast and currently raising our children in one and there really are some strong positives to the experience.
We have made several trips to SD and looked in the most of the areas you mentioned above. I agree you get some nice value in Scripps but we are trying to stay as close to the coast as we can afford.
We too are amazed at the prices and waiting (hoping)for further declines before making a decision. Meanwhile we are considering all of the areas.
Would you mind telling me as a local what are some of the cons for PL? It looks like you can some good sqft and slices of ocean view for under a million.
