25% down is preferred to obtain lower interest rates and more powerful with negotiating. 25% of 150k is 37.5k. Split with a partner is 22-25k each with closing costs, minor fixes, and padding.

I am looking for a partner because I have expertise in some areas and weaknesses in others. For example, it would be preferred if the partner has a RE License. That would help with the margins. I can do most quick fixes, but a partner with experience doing larger projects wouldn’t hurt either. I am also an expert at choosing tenants, managing properties, managing the financials, fixing it up, advertising, and making it look great for maximizing rents.
