A laundry room downstairs is ideal. When the kids are sleeping you can still do the laundry and not worry about waking them up.

You complain about no privacy with the lack of bedroom/bathroom door and that the wife will be woken up but then where do you want the closet? If it is in the bedroom then you have to get dressed while your spouse is trying to sleep.
