YOU think that you are apparently well qualified to do everything.
You record your own deeds, provide legal advice, remodel your own bathrooms and do your own house inspections, among many other things. WOW, I’m impressed.
I guess that you know all about building codes and have the qualifications of a LICENSED plumber, electrician, roofer, contractor and window washer.
Have you considered having a radio show and offering your worldly advice about what people should do ?
The reality is you are NOT qualified to “represent” the buyer. You know nothing about the property or the buyer’s situation and your advice in many postings is really dangerous, based on your (limited) experience and what you would do.
If you wanted to offer sound advice, you should ask the OP to ‘chime in’ with facts before you offer your advice based on what YOU would do without knowing all the facts.
