I am researching for exactly the same project for exactly same reasons (bought house w same options, but now we have in law move in and shouda opted for a bedrm w bath before house was constructed). Im phoenix based and house is exactly just a year old. Have u already converted yours to one? How was it? Thinking of separate door entrance and a kitchentte if possible for a 10 x 20 area of our third car garage. Thanks for feedback.
