That was my point… Educate yourself and be decisive when opportunity pops up.

Opportunity could pop up very soon or in a while. My point is that you need to educate yourself fast so that you are ready for any opportunity. I just don’t agree one needs 6-12 months to educate himself.

On the other hand, “Right house at the right price” is subjective anyways.
