Highly desirable: “Quieter” communities =< than 5 miles from the coast or a bay which are not situated within a Community Facilities District or encumbered by an overly onerous and expensive HOA whose CCR's greatly affect the individual rights of all owners who belong to it.
Examples: Coronado, Point Loma, PB, LJ, Del Mar, Laguna Beach, Newport Beach, Malibu, Santa Barbara, Monterey, Santa Cruz, Saratoga, Palo Alto, Pacifica, Sausalito, Mendocino, Eureka.
Desirable: "Quieter" communities =< than 10 miles from the coast or a bay or located in a mountain resort area which are not situated within a Community Facilities District and may be encumbered by an overly onerous and expensive HOA or Covenant whose CCR's greatly affect the individual rights of all owners who belong to it.
Examples: Rancho Palos Verdes, Fairbanks Ranch, Rancho Santa Fe, South Lake Tahoe, Mammoth Lakes.
I favor SFR's over condos, even if encumbered by an HOA.
