Really appreciate your feedback. I do like the location of Sausalio being close to 5/805/56 and easy access to Sorrento Valley if freeway is congested.
The problem with being very close to elementary school is a potential concern. Personally I’m alright with it (avoiding 7:45am~8:15 am is fine) but I’m afraid down the road when I try to sell will it be a problem?
The listing I’m looking at is the smallest floor plan. The seller claim it’s 1838-sqft while on public tax record and builder’s brochure it’s 1731-sqft. It’s a big problem cuz that’s like $35000 I will be overpaying here. Toto you have any ideas?
Also I’m thinking if it makes sense to look at comparable sales in the same neighborhood in terms of price per square-footage. The two that were sold in June and July were both $354/sft. Is it fair for me to use this? The seller right now is asking $369~$380, while I think it’s more like $392~$403 for the sqft indicated on tax record. I will not overpay in this environment. I’m thinking if others are willing to pay for the asking price let them go ahead. I’m only willing to pay at or below the comparable sales price.
