sdr, as far as I could tell there have not been any sales solidly into the mid 4’s for 3 bedrooms on one level in that part of 92103 other than the REO that just closed at 465k last month. I did see the REO you mentioned that closed for 521k but left it out of my original analysis because it had the extra bedroom and was not a one story bungalow.

BG, I agree I would take something on Goldfinch in a heartbeat over a comparable property in North Park or University Heights.
