Yeah, You hate the doom and gloom so much and what it does to this site, that you had to go dig up a “doom and gloom” post that had not been replied to since November of 2008. Schadenfreude has been a big part of real estate bear culture -myself included. Imo, if you can’t take the nose rubbing, don’t prognosticate and certainly don’t sell your prognostication as if it were some kind of gospel.

Edit: just to be clear, I am not accusing you Russell of these things.
