sdr, can you tell us if the new (Carlsbad?) dev. to be built by Pulte or the existing high-priced Copperwood Dev. viewed by pjwal lies within a MR Community Facilities District??
If so, these bonds go up with every new development, due to increasing construction costs. IMO, this is a HUGE negative financial repercussion to think about, pjwal, if you leave your old (seemingly decent) ‘hood in order to buy into new construction.
The Copperwood MR was pretty low and the HOA $276 I believe. I guess there is very nice community facility with a pool we were not able to see. The Rockledge community will have access to this as well, but I wouldn’t be comfortable with my kids crossing Rancho Santa Fe road everytime to use it. We were astonished by the model homes in Copperwood, but I know that the neighborhood makeup of Del Sur is more of what we’re looking for simply because of the price of the Copperwood homes (also, it didn’t help seeing a childless couple, man in 50’s, woman in 20’s picking where all the flatscreen TV’s were going to go).
I don’t know, I guess what it really comes down to is that we simply want our kids to open their front door to a park and play with the neighbors, in a safe place and walk to school together. The next few phases of Madiera actually offer lots with a sidewalk between a park in front of your house. What am I missing here? We can’t “remodel” the cement out of our driveway and street of current home.
