I feel the new house price is more reasonable now in 4S and DS, probably more builders here, they compete each other and reduce the price.
In carmel valley, it seems only one builder Parde, no competition, no good for buyer. Their new house price don’t change much and stay high. They have no guarantee for your kids to go to Torrey Pine high school because many people move there.
The good thing for CV houses is to keep the stable price but the appreciation rate is low.
