Steeplechase gives you access to Sage Canyon Elementary. And generally the build quality is better, though it’s Pardee I believe..
Sand/Coves are your entry homes built by then Williams Lyon Homes back in 1998-2000. Smaller homes, more like starter homes imho… Sand/Coves are generally smaller than Steeplechase homes
BTW: steeplechase is not really part of torrey hills.
Pardon my ignorance – does this mean that Carmel Valley Highlands is not part of Torrey Hills then?
Regarding the difference in PPSF (that is, after accounting for the difference in size), access to Sage Canyon and better build quality are the factors contributing to it then?
Sage’s boundaries give you a different demographic than Ocean Air, that might be part of the reason.
Of course I have heard that both schools have been impacted, so I would be looking into that before I committed to anything.

Carmel Country Highlands is a distinct master community from from Torrey Hills.

Look for the yellow deer logo thingy on the green backing…Can’t miss it. It’s on all the walls/etc.
Imho location is just better. And having access to the better schools helps too.
I’d like to think Torrey Hills is the Slums of Carmel Valley….Although I’m sure people won’t appreciate that.
Sand/Coves/Shores are all built by the same builders, William Lyon Homes. The smallest plan in Shores (Plan 1) is the one of the larger plans on Coves/Sands I believe.
