    I was wondering what’s the catch with the older (late 70s) townhomes that are sort of North of Pomerado (SW part of Scripps Ranch). They are below 400K, and a decent sq footage – 3-4 bdr at 1600-1700 sq ft. They are below the conforming limit! I like the area, the schools are good, HOAs seem reasonable enough…

    Looking at the properties nearby listed in SDL – mid to upper 300s…those are the comps. Why, what is wrong with them?

    Fire danger and fire insurance? Are they not loanable by Freddie and Fannie?

    Then, what? Sure they are old, perhaps plumbing/roof/siding issues…The area is not bad, is it? The fire hazard doesn’t seem to me higher than other areas of SR…or is it because of the type of materials they used for roof/siding…Am I missing something.
