Demand for 1 story homes is generally much higher vis a vis supply. They tend to outperform their 2 story cousins.

The houses are few years newer than the rest of the Carmel Mountain. If I had to spend that kind of money in that general area I would probably go with this place. The area is quiet, the lots are bigger, all houses are single story, walk to middle school, high school, Henry’s, playground, two community centers.
Actually, if I had to spend that kind of money in that general area I would get 2-3 condos @ Y2K prices.

I’ve seen the largest floorplan there and I liked it a lot – 3 car garage, 1 full bath and bedroom downstairs. Small yards. True, it’s not quite as walkable as other places in CMR, but it’s newer and a very short drive to CMR shopping area ( Rallphs, TJ, Costco, restaurants,etc.). The elementary school Shoal Creek is very close too. It’s pretty quiet too. I’d prefer single story houses, but that may be just me; I don’t think it makes much of a difference in resale value.
All in all pretty nice. However, still overpriced IMO. CMR is bound to lose a lot more equity in a year or two.April 6, 2009 at 3:03 PM #376883ScarlettParticipantThe complex is a pretty desirable one and a couple of real estate agents I talked like it very much.
