There are very few areas in Carlsbad w/out Mello Roos. Old Carlsbad is one place. It’s just south of Hwy 78 West of El Camino Real. The houses are older so the lots tend to be bigger. Not sure if you can find anything 3,000sf+ for under 800k though. The bigger houses tend to be in areas with mello roos unless you’re talking about custom homes close to the beach, in which case you won’t find anything in your price range. If you’re willing to have less sf for no mello roos and a bigger lot try Old Carlsbad. If mello-roos is ok Lacosta greens just North of Alga rd. is pretty nice IMO. Good luck!

December 2, 2008 at 2:14 PM #310684sheilawellingtonParticipantIf your mortgage is $800K, wouldn’t your monthly payment (P&I, insurance, etc.) be around $6K? You can probably rent the same house for $3200 or $3500 while you wait for prices to come even lower.
