National City – 85% of kids on Free and Reduced Lunch

National City is not a very desirable place to live IMO and I believe most people’s. I assumed that this area is near the bottom since it is a low-end area. I don’t know what prompted me to do a search in 91950 last night. I’m sure this was a nice burb in the 50s. People don’t seek out that area as the place they want to live, rather live there out of necessity. The current PPSF is $190. This really represents the wish list price. Let’s pretend we interested in buying this decent house. 1353sf. Lot size 5000. Price is 219,000.

Let’s bargain and only pay $180,000 (About half what he paid in 2004). Using conventional loan standards that my parents had to use, 20% down is 36K. I don’t think anyone with that kind of cash under their mattress would want to live here. To qualify for Free or Reduced Lunch, a family of four cannot make over $39,200. No surprise that 85% of the children in National City are on Free or Reduced Lunch program (CA Dept of Ed, 2007 enrollment data). Prices in 91950 are equivalent to Otay Ranch, a more desirable place, still both areas are overpriced at 2003 levels. I’d only pay about $65 for National City and about $100 for Otay Ranch (2001) levels. The supposed hard hit areas have ways to go.

I never really considered this as a place I wanted to live, because I just thought this was too far from work (Point Loma). But this area has really grown on me especially because it has the look of the boonies! I did a drive-by last month, lots of vacant land to build on Del Sur or Black Mountain Road heading north. With these great economic times, they should stay vacant for the next 10 years. I was narrow-minded and thought I only wanted to live in Carmel Valley for the good public school and short commute. But for a price break of at least $200K, I’m liking 4closesure ranch and the country drive. The full price for lunch at school costs $2.00 in Poway Unified, very reasonable. If a family qualifies, the cost of reduced lunch is $1.00 in California. Stone Ranch Elementary has 45 students on Free or Reduced Lunch (FRL) out of 967, less than 5%. If these 45 students aren’t in a renting family but a “homeowner” family, no wonder our economy is such a mess! I’ve only driven by this area once, so I don’t know if there are apartments. How could our up-side financial world allow people to get jumbo loans yet still qualify for a reduced lunch? (Rhetorical question.) It is unbelievable that anyone could qualify for FRL and get a home costing half a million! Forget the API scores, the percentage on kids on FRL is more descriptive of the neighborhood quality and achievement.

Carmel Valley.
I’m renting a hybrid home of poor construction quality. My child loves his teacher and eating the hot lunches from school. It costs $3.50, which is high IMO because you can get McDonald’s for the same price which includes, advertising, salaries, profits, and a toy. No kid attending Sage Canyon, should get FRL, but there’s a few. CV’s redeeming quality… good school, newer neighborhood, and close to work. A SFH in CV costs about $1 Million. I can afford up to a 40% down payment, but I’m too fiscally conservative (compared to the gov’t and most consumers) to want a $600K loan which is not in my future even though we make $150K/year. We don’t fit the landscape of the neighborhood anywho, our foreign cars are from Japan and not Germany.

I want to buy in Summer 09 and grow roots. I’ve got a cushy job with a quota of 8 ticks per day. I think I’m safe from a lay-off in the years ahead. But the Mr. is another question. He’s highly educated and employable. My salary contributes less than 40% of our income. We have savings and no debt so we will be able to weather the tax storm and inflation. I know the years ahead will be very difficult for consumers who needed to keep up with the Joneses and will now have to live off of home-made coffee and driving a car that’s 3 years old. On a good note, God still exists in public schools. My kindergartner learned the pledge and we are still “one nation under God.” We will need HIM more than ever.

It’s interesting you talked about everything from National City to 4S to Carmel Valley and back, with a tough of religion and a bash of foreign cars (which btw, most of the appliances from Japan despite being a japanese brand are actually MADE by american car workers in american factories).

I have to say, you’re one of the few people heare that have been able to connect housing, neighborhoods, religion, and import trade all in one thought. (The only thing missing is politics 🙂 )

Anyway….I don’t think it’s the Joneses you’ll need to think about in CV. As you said, they’re broke.
However, you will need to think about the Chandra’s, Jain’s,Kim’s, Chang’s, Cheng’s, Chen’s, Krishan’s, Yamamoto’s,Kwon’s, And depending on your comfort level with folks from those backgrounds, CV may or may not be somewhere you’re comfortable living in (you did note a discomfort of “foreign” cars)

Some have voiced extreme discomfort in living in an area where there is a non-trivial “minority” population. Nothing wrong with it…It is what it is. But just so you are aware.
