It’s a big zip code. The sales you’re mentioning were probably in Barham Dr area. A lot of freeway noise, much hotter, certainly no ocean view. This house is more similar to San Elijo Hills or east Carlsbad. The lowest 3000sf closing we had so far in SEH was 1729 Tara Way for 548k + significant HOA fees and Mello Roos.
