Thanks for the comments…it sounds like being a contingent buyer is out of the question. So, the best thing is probably to try to pick up a rental inside the trough of the down market and then leverage into another house, possibly renting out ours until the market starts climbing again.

And yes, oceanview in Vista–with San Clemente island as well (clear days)…
