    Hi Piggington,

    Long time lurker, first time poster. Great site!

    I’m looking to make my first purchase soon in hopes to invest in something I can rent out easily for a net gain in less then 5 years.

    I’m looking at 2/2 condos and my plan is to get a roommate to help pay the mortgage.

    I’ve been keeping my eye on the areas close to UCSD, some of the complexes appear very nice. Prices ranging from 225-285 for nice 2/2’s ranging 900-1100 sqft.

    My question is what are your thoughts on this area? I assume I can easily rent to students with the con being they would likely not sign long-term leases.

    Any opinions on this area would be very helpful.

    Another data point for you. I just put a 2/2 condo in PQ into escrow for 180K. Rent on it is close to 1500/month but they bought to live there. My buyer got a great deal but they are out there for the taking.

    I’m renting one of those condos right now, i’m paying 1300 a month. I’ve seen them as low as 1100 a month recently.

    It’s by a college, but it’s real quiet. UCSD students seem like the studious types.
