Ok, it’s been lavishly redecorated, but still, it’s only 2022 sq ft and it’s the wrong side of the La Jolla line.

All that fake stone is going to seem outdated as quickly as the fake stone that was fashionable in the 1960s.

Any other candidates for most over-priced?

A beachfront property in Oceanside. Yes, it faces the ocean, but Oceanside is not La Jolla. In addition the “house” is 796 square feet and was purchased in 2000 for $599K.

Current price tag: two and one half million…. $2,500,000.00.

BTW the price per sq foot pencils out to $3100.

No photo – for that price tag and even as a tear-down, I would expect at LEAST a pic of the ocean it faces.

I occasionally surf out in front of that house, it’s just a few doors down from Junior’s house. That site backs to Pacific Street but it fronts the Strand and is beachfront.

The $2,500,000 is (more or less) the lot value and the last time I looked at lot values down there on the Strand it was worth it. The excavation for the relatively big house is already done. Someone building on that lot would probably just have to redo the retaining wall and finish grade.

The listing states year built 2007. From that do we deduce the original structure was torn down and this is a completely new home?

Do we further deduce that all costs to rebuild x3 are factored into the new price?

What do you think the owners really spent to get this built?
