ParticipantFunny you should ask because, I guess, right around the time we put in our offer, rates decided to start floating upward. Swell.
Anyway, the going rate at the moment seems to be right around 4 3/8 for a 30-year conventional. You can get 4 1/4, but the costs start to go up fairly dramatically.
Based on my limited knowledge of these things and the sudden shoddy interweb research I’ve forced upon myself, it looks like they might not start moving down again until November 3rd.
Might you be shopping for a loan yourself?

I can tell you that at least 6 of my 10 “must have” criteria were satisfied and that my house payments will be less than my rent through the grace of state and federal tax code and the liberal use retard math.

Like jp said, I’m sure you feel a sense of relief. As you know all too well, the past (too many) years have been pretty brutal for buyers.

Participantsdcellar, congrats on the purchase but mostly congrats on using the greatest metric of homebuying, your payment’s relativity to your current rent. Close to rent is good enough usually, same as rent is great but less than rent is fantastic. Having the mindset that you are not investing, you are merely fixing costs and hedging inflation will make this move a sound one. Good work, look forward to the details, moving normally sucks but I found that buying after renting for a while makes the move less painful, not quite fun but close. More like satisfying, because as you finish each portion of the move, you get to say to yourself “I’m not going to have to move that again for a very long time.”

ParticipantWell, it’s a done deal and we’re in. Have to say that I love the house. Of course, we ended up where we were looking which was north county coastal. Which means, of course, that we’re screwed since this is the only area that’s still got significant downside (I’ve seen the threads…)
For me though, it really came down to what I thought I might find and exactly when I might find it. Maybe I didn’t get the great deal sdrealtor found for one of his clients (and that *is* a great deal), but it is something I can live with and might still be the best place I would have found for the money even if I waited another few years. At least for our family. Guess we’ll just have to see.
Regardless, I never have to buy another house again and my kids love it, my wife is happy and we’ve even got some holiday decorations up.

Maybe I didn’t get the great deal sdrealtor found for one of his clients (and that *is* a great deal), but it is something I can live with and might still be the best place I would have found for the money even if I waited another few years. At least for our family. Guess we’ll just have to see.
Regardless, I never have to buy another house again and my kids love it, my wife is happy and we’ve even got some holiday decorations up.

ParticipantWell, it’s a done deal and we’re in. Have to say that I love the house. Of course, we ended up where we were looking which was north county coastal. Which means, of course, that we’re screwed since this is the only area that’s still got significant downside (I’ve seen the threads…)
For me though, it really came down to what I thought I might find and exactly when I might find it. Having the mindset that you are not investing, you are merely fixing costs and hedging inflation will make this move a sound one. Good work, look forward to the details, moving normally sucks but I found that buying after renting for a while makes the move less painful, not quite fun but close. More like satisfying, because as you finish each portion of the move, you get to say to yourself “I’m not going to have to move that again for a very long time.”

Based on my limited knowledge of these things and the sudden shoddy interweb research I’ve forced upon myself, it looks like they might not start moving down again until November 3rd.
Might you be shopping for a loan yourself?
