Yeah it is a grinder out there right now. Plenty of places are moving and most of them are getting multiple offers. I have probably written upwards of 30-40 offers in the past 3 months. Many of them are backups, many of them were dismissed without a counter.
That is the current market right? What can ya do.
I am not discouraging anyone from trying to lowball, just try to measure the current market conditions so that your expectations are adjusted. I have had clients think that I am not doing a good job because the lowball offer they sent in is dismissed without even a callback.
Two days ago I got a call from a client who wanted to see a home in 4S. I called and they had a short sale offer already to the lender with 3 other offers in on it. My client said okay no problem. Then they called me yesterday and said they wanted to see it and they had to see it that day. I was already booked up and they got salty and said they were gonna go with another agent. This is someone who I sold thier home very recently and have already shown ALOT of homes to. When I told them I could show tomorrow at 10 am (which is today) she said no she had to see it now. Mind you, this is for a short sale that already has an accepted offer and will be in processing for say oh a few more months probably.
Of course these people are looking right in the wheelhouse sdr mentioned. The mid 400 to mid 500k range in pq or rb.
So yes what he said makes perfect sense. Way better ways to be earning money but it is what it is.
6 months ago was a hell of alot better time to buy then right now. Hopefully the same will be said 6 months FROM now.

ParticipantTruthfully, I dont even want to work with most buyers right now because it is a waste of my time. In the sub-500 price range, you are better off smacking yourself in the forehead repeatedly on daily basis with a 2 x 4 than trying to buy a house today.
My Spring prediction has been proven to be far too accurate. Hopefully the foreclosure floodgates will open and Fall will be the time for buyers to get their satisfaction. They aint gonna get this Spring/Summer and they aint gonna get it next Spring/Summer which will be a repeat of this one.

ParticipantTruthfully, I dont even want to work with most buyers right now because it is a waste of my time. In the sub-500 price range, you are better off smacking yourself in the forehead repeatedly on daily basis with a 2 x 4 than trying to buy a house today.
My Spring prediction has been proven to be far too accurate. Hopefully the foreclosure floodgates will open and Fall will be the time for buyers to get their satisfaction. They aint gonna get this Spring/Summer and they aint gonna get it next Spring/Summer which will be a repeat of this one.

ParticipantIt’s very tough for buyers’ agents right now … and I’d guess it’s especially tough for the good/ethical ones. I’d recommend my own agent except she’s working hard enough already π
If I had a particularly aggressive or unconventional strategy I’d consider hiring someone on an hourly fee arrangement. I’ve never tried it myself but who knows, it might work for you.
