    xiomarasword, Pine Valley is too far from major courthouses. It is only close to the Ramona one-horse courthouse. You probably don’t have any need to go there.

    Santa Ysabel is about 45 mins from the Vista (North SD County) courthouse and 45 mins from the Temecula (RIV Co) courthouse.

    When you approach these owners, you are not trying to negotiate an offer to purchase, only to find out if they’re open to renting. They typically only have a contract with their agent to find a buyer, not a tenant. HOWEVER, they may be bound to a listing agreement for three or six months. So find owners of listings nearing 3 or 6 months to approach. Perhaps some agents would let them out of their listing agreement if they don’t think they can sell it, anyway.

    It is good you are doing your “due diligence” first. It is best to know in advance of approaching the owner(s) whether they have the ability to hang onto the property indefinitely if you should move into it. You do NOT want to find yourself being evicted if your new home should be foreclosed upon.

    Also check Bonsall and Fallbrook (San Diego Co. near border of SD/OC) for potential rentals.

    I thought of suggesting La Quinta and the Coachella Valley but am now afraid those locations aren’t central enough for those courthouses you mentioned. How about Corona, Lake Elsinore and Sun City??

    Any Piggs familiar with rural communities in the OC?

    We are in the process, closing date is Oct 25, but we can stay till November 1st. Our budget looks to be 3,000-3,500.

    Looked at another property today to find that they have not paid their taxes, so, still looking.

    May be moot if our house does not appraise.

    We’ll see, either way we are good.

    Looked at another property today to find that they have not paid their taxes, so, still looking.

    May be moot if our house does not appraise.
