Lemon Grove has larger lots (some double-deep), but the stock is older.

I think the OP might have to stay on the west side of Windsor Hill in LM in order to hit the $300K mark. Or off Massachusetts just north of Hwy 94 (fairly large lots) and just north of Lemon Grove. I don’t think he/she will be able to do it in the Mt Streets of 92111.
Bostonia (EC) is doable bet Naranca and Bdwy.
North Granite Hills (EC) is also an option for +/-$325K if the OP can find a heavy fixer and can fix it. It likely will be on a larger lot in the East Madison area.
West Paradise Hills (92139) is also doable for a 3/2 (a little far from KM).
Santee is likely to have HOA and MR, unless in older area (where zoning is mixed-use).
