Yep. Which is exactly why we don’t want to buy. If we felt that the govt/banks were out of the way and that the bond and housing markets were allowed to move freely (with 20% down, at a minimum), we would buy today.

Personally, I feel that the prices have bottomed out and there would be long period of stagnation or very very slow appreciation.
I have been hearing about so called shadow inventory forever but never saw them coming to market.

I dont know if its a sign but lately I have noticed a preponderence of for sale listings on Craigs List for lifeboats. I guess people dont feel they need them anymore.
