ParticipantWe’ve had a couple threads about inventory lately, but from early Dec. till around late Feb. inventory can be very erratic so I don’t think you should read too much into it.
If I go to http://www.sdlookup.com/Market-92106-Point_Loma and look at Inventory History I see that inventory dropped through the fall, bottoming around Jan 1 and is now starting to come back. This is the typical seasonal pattern. Expect houses that didn’t sell last year to come back on the market in the coming months as spring season returns.

ParticipantThanks XBoxBoy for the link and observation of the inventory trend. Having just been outbid on a place I’ve been wallowing on the nonexistent inventory for my specs as of late. This gives me a bit more optimism.

ParticipantListing also sometimes disappear in late December without being sold and are relisted a week or two later in the new year.

ParticipantAnother thing I just noticed about the listing in market overview on sdlookup.com for 92106 is that the houses plus condos don’t always equal the total number for inventory. Driving around I saw quite a few streets with 2 houses for sale on them.
