Ummm….Last time I checked. All were sold out, partly because there really is a demand, and partly because DH seems to be doing a good job controlly inventory releases. ….there sstill a waitlist even today. The only time when DH came down in price was in Jan/Feb of this year, when people first started to freak about housing decline. A few people who were trading up but couldn’t otherwise but had a tough time selling their old place couldn’t close, and lost their deposits. As such a few highly upgraded plan 2’s were selling about $1.09 million, fully upgraded with a few other incentives. There were about 4 units. It lasted for about 1.5 months.
I have 5 friends waiting on the wait list for the last phases around the cul-de-sac. I’m not going to try to talk them out of buying a home, because let’s just say as stupid as we may think they are, they don’t exactly live under the constraints that I would say most people do, as they are either a VP/director for a wireless telco company and/or started a startup in the wireless industry.
The $1.3+ million units you’re referring to are the plan 3, and include the optional attic extension. The other ones run around $1.1-$1.2, which is roughly inline with other homes in CV of equal size/shape.
As far as a sub-million DH unit. Probably unlikely in 1-2 years. If you also had time to check out Saratoga, you’ll notice that those are sold out except Saratoga at the ridge.
And even Carriage Run is sold pretty well, which I couldn’t understand because folks paid about $800-$850 for a 2200sqft place.
Personally, I’m not a fan of Pardee Homes ,but oh well seems like buyers are still plenty. Resale on the other hand isn’t doing so hot….
