The folks behind Del Sur are smart business people and savvy marketeers. However based on their actions and as well as the builders behavior it is evident that they are struggling. They will continue to do whatever they can to drive business.
The development is densely packed with very tiny lots, it reminds me of an apartment complex. The mello-roos (1.9%) is outrageous. They are always bragging about the damn Ranch House, who cares, unless I am going to live in the Ranch House, why do I care?
Anyhow, the hype and marketing surrounding Del Sur was great and we were really excited about it, however given all of the factors above and more, it has been a big disappointment for us.
