I have asked that question at several sales offices – yes on occasion it does become a seasonal stream/creek.
As I understand, in general if you live south of “Wolf Creek Drive” you need flood insurance, on the north side you don’t need it.
BTW: I think foreclosures will hit Wolf Creek very hard – that community was mostly built during the peak. I think it’s just a matter of time.
