The Carmel Valley Help U Sell closed down awhile ago. I believe it used to be run by a guy named Kelly and he seemed like a nice guy. There are Help U Sell franchises around still throughout the county. They claim a fixed or flat fee service. However if you check into it, the pricing strategy actually is not fixed and varies with your home value. In the end it is about 1.2-1.4% of the price depending on the franchise you contact. That is on the listing side and does not include the commission you would offer the other agent who represents the buyer, (formally known as the selling agent).
Kirsten Kirshenman (I most likely butchered her name) owns one of the Assist to Sell franchises. I found her to be a good Realtor as she has been on the opposite side of a transaction I was in this last summer. Assist to Sell is similar to Help U Sell and the pricing strategy they use is similar as well.
Jeff Karchin is a flat fee guy but more along the lines of what you mentioned above. Charges you a couple hundred bucks and you are on your own.
Rustico posts on this site and he has a low commission. There are also alot of other low commission alternatives out there for you to choose from as well.
My advice to you is to interview several people, check references (speak to the former clients), and see who provides the best fit for you.
Another alternative is to FSBO it, hire an attorney, etc…
