Zoning for a family clubUser Forum Topic

I am working on a project plan for setting up a family club - land requirement is 5 Acres, Facilities of up to 30000 sft, will be a member only facility with food service, community and cultural facilities - worship facilities, shopping and a mini theater - members only. What would be the zoning requirement for such a facility? Can this be done on a residential zoning area or dose this have to be commercial zoned area Currently we are considering poway city and the other possibility is north of 56 - santa luz can any one throw some light on

You're talking about mixing several different uses on a single site - you will most likely need a conditional use permit and possibly an application to change zoning on such a site. There will be traffic impacts for this type of project, neighbors to deal with and licensing for the various operations.
You might have better luck putting something like this in one of the business parks off of Scripps Poway Parkway so long as you can work the traffic and provide adequate onsite parking. Your chances of running into NIMBY opposition will be significantly reduced.
If you try and do this in a residential area you'll probably run into a lot of problems, the NIMBYs being only one of them. Costs will probably run a lot higher, too.
It is going to be commercial or require the variance of all variances, which ends up eating up tremendous money and time and has the risk of not getting approved in the end.
Go directly to the building Dept. of the various incorporated or county areas that you wish to do feasability studies in. I recommend your group hire a consultant to do this with you. My guess is that you will have to do EIR's, pay developer fees,impact fees, ect if you try to do this from scratch.
Your mix of uses is really going to complicate things. Maybe you could consider splittng the project up on two or more properties?
Pomerado Road north of twin peaks might have some possibilities.
Go to the Planning Dept. instead. They will set you straight. It all depends on the jurisdiction that the land is within. Zoning ordinances vary from city to city.
This isn't a Heaven's Gate type "family club" is it ?
I wouldn't think that the Santa Luz area would go for that....the traffic and noise, etc...
I recall that there was huge issues with a enormous church/school/education center that was going to be built in that area.
Not sure what happened with that.
O.K. I give up, what is it? What members only club has worship services, food and shopping? I only ask because you will encounter NIMBY if it's not something the community wants and those are some strong communites. Nudist colony, homeless shelter or country club, in those areas only the latter will ever get approved.
