Remembering the days when I had my website up and everyone laughed at me in 2006. Now it is all tanking and most here were prepared (I hope you guys are). Sorry I haven’t posted in a while but I still check in to see how u all are doing. Temculaguy when are we going to hook up so I can buy some beers on that 50% off house bet? Take it easy all.

BTW I’d like to share my first post on this forum for a look back and 2 quotes.

You name the time and date, I'm there. This next week is bad for me but anytime after that is good. Hit me at temeculaguy [at] hotmail [dot] com or throw it up here I don't care, I've been trying for a year to get a stalker and haven't been succesful so who the hell cares if others show up.

Hawk, you were ahead of your time and when this is all over the reality is that I owe you more than beers, you were one of my key influences when I stumbled in here the first time. People actually ask me for advice now but in 2006 I didn't have a clue what was going on and you were hosting a website devoted to the coming bubble bursting. Thanks for the education.

I remember when patrick.net was about the only housing bubble site out there. I remember checking out that site for the first time and having that ah ha moment. I was amazed that people had jumped from one investment bubble to the next so quickly.

The house sold in Aug 2006 for 445k. Guess what from Aug 2006 to present it is still empty lol. Larger houses on that same street are now asking 350k-389k.
I have saved over 100k by waiting.
That’s 17 months, almost 6k per month savings by waiting plus the current 3k savings each month. So by my math I have "thrown" a ton of money away by renting lmao (sarcasm off).
$21,700 paid in rent for 17 months so that is $78,300 profit and I was able to live somewhere during that time. Do you think the tax break would have givin me 78k in 17 months (and the houses I’m judging against are larger)? lol
It feels good to be right sometimes though don't it?
