Let me see.. you are renting a room.. but not for a month, only 20 days, the person you are renting from has so much junk that their bedroom is unusable, so they 'live in teh living room'.. and by the way, you can't use the closet in the bedroom you are renting because the person you are renting from has junk in there too!!..
Seems ok to me. Like a weird cheap youth hostel. I think 40 would be more reasonable tho. Heck I'd stay there if I needed a place in NYC this summer during that period
