Where to Hunt?

Over at Jim the Realtor's website, he has a post up today, Future Government Interference. At the bottom of the post, he lists a bunch of tips and advice for buyers.

I would like to get some opinions on:

    Item F: Look off the beaten path. Dig out deals that aren't on the open market.

Just where should one look? Where is this off-the-beaten-path? Has anyone had success at this? I've heard that contacting the banks directly is good idea. Does that still work? To whom does one talk? Not to be morbid, but to look at the obituary columns is another one that I can think of. How does one find the estate executor of a recently deceased person?
