All I know is the three places he owns have NODs. Two of them are LDG. There's a little bit of distress as I posted here on this street.

Never made it into escrow. Probably lost his buyer so they need another offer to send into the lender.
mostly likely means buyer got tired of waiting and moved on. time for a new offer
So hypothetical situation.
Is there really any harm in me submitting a $600-$650k low ball, besides seller agent laughing their asses off. I mean, I know it's totally unrealistic but then again, I really don't mind waiting for it to go through a short sales process only for it to be rejected if that happens (not like I'm really *need* to buy)...aside from wasting my agent's and possibly the seller's agent's time.
submitting a new package to the lender is a chore. the listing agent will hold on to your offer and not submit it unless they dont receive anything better in the next several weeks. However absolutely nothing holding you back from submitting.
I would try, flu. Remember the one on Chambord got a good deal. You got nothing to lose and the worst that can happen is they say no.
What was the Chambord deal, JP?
