Found a couple of real estate listings that I thought you all might enjoy seeing. Guess in this down market what it takes to sell a home is to RAISE the price upwards of $100k. Let me know if this works!

$95k increase - guess if in 139 days it doesn't sell the problem is it's too cheap.

$100k increase - guess that if 139 days warrants a $95k increase why not go up just over $100k if it doesn't sell in 254 days!

I looked but I couldn't find in the narrative of the listing where oil or gold reserves were found on the property, that would be the only justification, I'm sure Texaco has engineers on site.

I have seen some listings raise their price and then cut it pretty quickly below the original price so they can advertise a "huge price drop" Even though it wasn't that much of a drop from the original price. Another explanation is that it is a short sale and the bank balked at the original price, short pricing is not set by the banks, the realtors have to guess until they have an offer they can submit, then based on the bank's rejection feedback they can figure out what the bank will take.

The final theory is that someone (owner or realtor) is a moron and they are counting on not being the only moron in the area.

Take a look at the taxes paid on those homes... ouch about $1400-1600 per month JUST in taxes.

Talega will continue to be hit hard by the bad housing market.

I am negative on the area and that was before hearing that the only new school, Vista Del Mar (a K-8), for the entire master community is over impacted and recent new buyers for Talega won't be able to send their kids there.

It's not even a great school.

Now that the easy money is no longer there, and the McMansion hype is all but gone, we are back to good schools and jobs for the best homes. Talega has neither.
