Trieste at La Costa GreensUser Forum Topic

Thanks guys and gals for the info on pool ownership. I think right now I'd rather have a community pool- which brings me to Warmington's Trieste. At around 700K, does this represent value now, at least compared to SEH and 4S ranch? Is Warmington one of the better builders? Do these lots have decent views?

Have you been over there yet? It looks great on the MLS, but I went over to check things out and the houses were pretty squished together. And aren't the Mello roos fees pretty bad there too? Don't know about the quality of the houses.
Haven't been there, been to 4S and SEH tho. Mello Roos at Trieste is less than SEH and 4S. How are the views over there?
Some views are very nice and builder is dealing (at least they were). I've seen closings as low as the low 600's.
I was impressed when I looked just before the holidays. Trieste is in Carlsbad school district. Looked like well constructed homes, nice designs, good mix of styles. Some of the homes have darn good lots and views of the mountains. Probably 2 miles to the beach, close to Encinitas. Pretty good overall location. I'm gonna go back this weekend and check it out further.
They seem to be secretive about incentives then as I don't see any listed on the Warmington website. Go to just about any homebuilder website and you'll see incentives splashed all over.
Stopped by last weekend. Nice homes, nice neighborhood, decent floorplans- but not much in the way of views. Seems like the model homes are the ones with the best views and even those "views" are not gonna make you say whoa. If I wanna live in a neighborhood with no views I think I'd just get something in the 4S.
I took another look at Trieste with my honey last weekend. Maybe our paths crossed in one of the models.
Well my woman likes the houses very much, saw bunch of kids running around the neighborhood, I think Trieste feeds into the Carlsbad Poinsettia elem. She wants me to start negotiating, I think her nesting instinct is kicking in. I'm probably gonna prepare to throw a low ball on one we liked, and see where it sticks. I'm lining up a few prequals now, hoping to get a few for comparision shopping, I'm sure that they will want to throw some incentives for financing thru builder's affiliated lender. It will be interesting to see the rate premium they pad the market rate for those "incentives". I will need to do the analysis. I'll just getting a standard 30yr fixed conforming. Thanks Freddie or Fannie.
Took at look at the community pool, looks very nice. Large pool, with gym, and cabanas and all.
Overall a very nice location, we made a 1/2 day out of it, checking out the environs. The drive to South Carlsbad beach, Ponto is about 5 minutes. We shopped a bit at the REI in Encinitas, watched the sunset over the water and then had dinner at Kings Fish house near legoland, how romantic (sunset that is, restaurant was a bit loud, but food good). I scored some points with my lady that day.
Check out Bistro West next time just west of the 5 off Cannon Road. It's odd because it looks like a truckstop/gas station/motel/dinner but it is truly one of the best places to dine around Carlsbad. You will score much bigger points there than Kings.
West Steak is an exceptional restaurant. I have enjoyed it many times. With your (sdr) recommendation I will try the Bistro.

Just kidding. Glad you enjoyed Trieste. We are also looking there. We like the homes alot but are seeing homes east of Alicante part of La Costa Greens for maybe 50 grand more but bigger homes and lots. Basically a home in Trieste will be around 725 all in-landscape,built ins,nice shutters,etc.... a home off of Alicante is at around 750-775. Homes are bigger with larger lots. Yes the schools are San Marcos, but to be honest we do attend to send our kids when we have them to public schools......Viridian is also nice, but the price goes up around 900-950 all in.....

Trieste is high on my list with its Carlsbad schools, and overall great location. Hard to say what the premium is for Carlsbad schools. Some say $50K to 100K compared to San Marcos, depending on your personal opinion can be more or less.
Can someone tell me what the Mello-Roos and HOA fees are for La Costa Greens?
pbishop which subdivision are wondering about. There is Castlemar, Villareal, Balearas, Isla Vista, Cordelane, Trieste and Viridian. I can tell you first off they vary and second off they are not cheap
Just taking a sample of MLS listings I see
Villareal - 278/month HOA; 3033/year MR
Isla Vista - 300/month HOA; 266/month MR
CastleMar - 280/month HOA; 3000/year MR
Viridian - 280/month HOA; 938/year MR
Balearas - 273/month HOA; 1517/year "other fees" ; 2000/year MR.
Again these are just samples off the MLS so they may vary by homes within subdivisions as well. Take these with a grain of salt.
