I debated holding off with the details until the deal was done and I was moved in, just in case something went wrong, but I feel I must share with my brothers and sisters my experience that hopefully will inspire them. Ink dried today, escrow has begun and hopefully there wont be any twists and turns in the next 45 days, but one never knows what fate has in store. So what began three years ago and was extended by many good people here has finally come to a close. In the end, there is no way to be absolutely certain that a better deal wont be found but for me, it was time. My strategy was learned after multiple failed attempts, I honed my skills, borrowed from the experts here and after I spend my first night in the new pad, I'll share the strategy. In the end, the final score was less than 55% off peak, $90 a square ft with a view and under 45 cents on the dollar, way more house than I'll ever need and 20% less than any recent comp or listing. I am going to be the most unpopular guy in the new hood and that hood is the best hood in my hood. It isn't the best house in town, has it's drawbacks and will need a little work, but it was what I wanted, where I wanted it and for less than I wanted to and was willing to pay (about 1999 or 2000 pricing, I wanted 2001). So it can be done, my guess is that stories like this will become more common in S.D. in about a year, and I wish that all of you find the patience and the strength to meet each of your goals.

That's great! I hope that in a year it will be my turn, but I fear it may take longer than that.
I won't vanish completely but I will be spending more of my free time on yardwork and painting. There will be a party, there should be plenty of room since I lack the furnishings at the moment to fill the place. After the coordination of the move I'll work on the details of the party, still trying to decide if the party is before or after some rennovations. If I paint and and replace the carpet then I'll be more nervous about a kegger, but if I go with the current configuration it will definately have a "bank owned" motif. I'm thinking pre-rennovation might be better, then if things get broke I won't even know if they were always that way. The only drawback is the move date might be mid December, always a busy time for people's social calendar, January might be a better choice. Since we have failed miserably for a year to put together a social event, I'm going to have to do it myself. This is going to be awesome, not only will I be moving in and destroying the neighborhood's property value with the comp, I'll throw a bash and piss off any of the remaining neighbors who don't care. Might as well, no sense changing anything now and it's not like I can host a Charger's superbowl party with Norv Turner at the helm.
Ill park my pickup on a neighbors lawn if itll help the festive mood. :) (kidding)

TG my read on us is 7-9 this year with a hope for 8-8 at best. I don't see us beating Pitt, Indy, Atl and TB is a toss up at best. Personally I see us getting our heads kicked in by Pittsburgh.

SDR: Kicking you when you are down? Have you looked at the Raiders recently? 77 yards of TOTAL OFFENSE last week. Oy vey. I'm about ready to become a 49ers fan at this rate. At least Singletary is bringing some fire to that team - and discipline.
BTW, Rumor Central has it that Al Davis is courting Jim Harbaugh from Stanford as possible next HC of the Raiders. Harbaugh is a big Bay Area name (Jim went to Palo Alto HS and his dad coached at Stanford also) and he loves Al Davis. Should be interesting.
On the Chargers front: Firing Ted Cottrell was the right move and long overdue, but the problems are deeper than that. Losing Merriman was huge; that defense is a shade of what it once was and where the hell did your pass rush go? Linebacker play is pretty bad, too. LT is not nearly the threat he was and the decision to lose Lorenzo Neal is looking increasingly bad. You also know that Ron Rivera, your new D Coordinator, is the same guy that gagged against the Colts during the Bears - Colts Super Bowl, right?
That last one was kicking you when you were down, sorry.

When I moved one time, I think the name of the company was two cons will move you, but I am sure you will beat them. Keep us posted. I know you can always flip this and buy better or even make this a rental. This is just the start of TG's real estate dynasty.

Congrats, TG. I've always enjoyed your writings here. We are envious, and will have a hard time waiting for the 1999 price on our own places without your wit.
With all this love, I can't leave. In addition there are so many people here I have come to consider friends that I want to share in their eventual success stories so I will always pop my head in and fire off a comment. The feeling is akin to being a senior in high school and your sibling is a freshman, you are moving out but you plan to come back to watch your kid brother graduate when it is his time and wouldn't mind offering advice as he runs into the same obstacles you did.
Aecitia, the plan is to keep this as the primary, when it becomes time to expand to rentals, the math works better with the smaller places, Mcmansions are not as effective as rentals (a 100k condo rents for 1k a month while a 300k house rents for 2k), it's better to pick up three small ones. Plus i have no desire to get a "better" one, it is almost ridiculous that I bought one as large as I did but it was the view that I wanted so I had to take what was on that lot and a smaller one with a crappier view was more expensive so it was more on an opportunity thing and a 3 car garage thing, those damn architects of tract homes always put a 2 car on the small models and a 3 car on the big ones.
I am so glad the election is over and Alan and SD can take the bait on football talk, the only problem is none of us have a horse to back, all our teams are in the crapper. The only highlight of this winter is just as the football season is about to flush on all my beloved teams, the Lakers are hitting the court with the best group I've ever seen, their bench is more fun to watch than the starters, Ariza is everywhere and I just added a Jordan Farmar jersey to my christmas list.
