I just received an email from Lennar.

Look at the prices in El Cajon. Who will pay those prices?

Crestview SFR - upper $600
Stoneridge - low $800
Eaglepoint - low $1 million

Isnt that around the bend from La Jolla?

Location isn't great but it's not Inland Empire. You can get almost anywhere from RB to La Jolla to downtown, in half an hour. And it's technically on the border of Santee/Lakeside.

Prices per square foot aren't out of line for the area. Check out 92071 on sdlookup.com.

Square footage is where they have a problem. I might consider a decently priced 4br in the area - but their 4br single-family houses start at 3000+ square feet ...

haha Of course! That's why they are asking so much for these houses!

That location is actually pitted amongst the worst part of town. They closed the school there due to lack of enrollment..it had the worst tests scores in the district. So you have to cart your kid across town to school, there is no busing in town, unless your kid has an IEP.

Although, it is freeway close. When 52 connects with 67 even better actually.

The tax rate is 1.6% and HOA is $300+. I can't see paying 1.6% tax for that school district.

I believe the tax rate is mello roos, deffered costs that the builder doesn't want to pay so they pass the savings on to you. For streets and such.
