Silhouette in 4S Ranch

Anyone has recent information on the Silhouette homes by John Laing in 4s ranch? Last time I checked they had 2 homes listed on MLS, but they both vanished in a single day. If anyone recently visited their sales office, could you kindly post the current status of homes there...

I wonder if its because of the financial crisis JLH is in these days

We went there over the weekend, along with several other areas just for fun.

I don't recall exactly, but if my memory is correct I believe the sales lady said nothing until October. That may have been one of the other divisions though.

There were far more people looking then I anticipated, and something that did peek my curiosity was the fact that every single couple/family looking was Asian (~20 families/couples)

One thing my memory is not fuzzy on is the prices - still way over priced considering the MR, HOA, etc.

It seems to me that it's a lot easier to find bargains in places where Asians aren't looking.

If you're implying that we Asians are capable to raising property value, then I'll take that as a compliment!!

But more typically we are just good savers and, at least in my case, save 15% - 30% of monthly income. We are also typically more cynical about the economy and more cautious on how we use our money. While I'm sure many Asians got caught up during the crazy time and are now suffering, more Asians probably just sat by the sideline (like me), waiting for the bubble to burst and their time to step in.

Anyway, Asians are good neighbors for many reasons and (as you've implied) good for the home value.

I'm merely pointing out that, no matter what - housing bubble, no housing bubble, recession, financial meltdown, plague, planes falling from the sky - in some favored areas (like 4S Ranch) there will always be many Asians house-hunting and snatching any bargains.

San Elijo Hills, for example, is not favored by Asians, and things are much grimmer out there.

In Mira Mesa, Asians are the majority here. Yet, it still took a beating. However, now, Asians are buying in full force here as well.

Just because there's a Jolibee there doesn't mean Asians are a majority!

Mira Mesa may be one the of the zip codes with the most Asians in it, but they are certainly not the majority - they make up 37.6% of the population!

You're right, Asians are still 8% less than whites in Mira Mesa as a whole. I only said that because on the top of my head, I know that Asians are the majority in the schools in Mira Mesa. I guess that didn't extrapolate to Mira Mesa as a whole.

flu, renovation are going good, but very tiring. I'm so ready to move in. I end up only going w/ bonded carpet for the carpet and bamboo materials. I found a contractor to do the installation for much cheaper. If I have to do it again, I'll go to floorsonly.com for materials and find an installer. It's much cheaper that way. I found a great contractor w/ great price (on craigslist no less). So, let me know if you want referral.

Cool. I'm done with remodeling until my kid grows up in 10-15 years. I noted that having nice wood flooring is a moot point when you have a toddler that loves picking up toys with sharp corners and throwing them on the ground or one that doesn't use the washable markers you buy for them and instead use dry erase markers on anything "white".
Dry erase markers work wonders on whiteboards, but are so poreous, they don't come off of flat paint.

BTW: What's the deal man. First "Russell", then "flu", and now you "AN".

I understand what you're saying about toddler's behavior. I'll try and not give my boy toy's w/ sharp corners. That's dangerous for him anyways. The floor is actually a dark cherry color, so, hopefully, he'll feel more incline to draw on the wall vs the floor. I'll make sure to only have washable markers around too :-).

I was just following the trend. It only make sense since everyone refer to me as AN anyways.

It's not the sharp corners in toys that's the issue. Its the weight of toys slamming down on the ground that's going to dent the floors. Wood is soft (yes I know it doesn't feel like it). Short of pergo or tile, anything dropped is going to be an issue. You'll also need to get little pads on the furniture so when your kid gets old enough and starts to rearrange your chairs/etc, sand/dirt trapped between the chair the the floor doesn't leave gashes in your wood.

Lots of toys have sharp corners. Even something as simple as a toy train. They aren't necessarily dangerous for him, but they can damage the floor.

Also, wooden floors are slippery and cause falls.

You can try to make sure to only have washable markers, but toddlers are good at finding permanent markers and ballpoint pens and you'll have to keep all that stuff locked up to preserve your nice clean walls and floors.

He's definitely one of the biggest reason why I bought. I'm sticking him in my G35 just fine, so he'll have no problem being in the back of a GT-R, if I ever get one. At this point, it's more of a pipe dream than anything else. Maybe I'll just lock him upstairs where it's all carpet :-D.

Actually, you folks read about the toy of those magnet balls that supposedly kids can use to make stuff? You read about all the horror stories about if a kid swallows more than one of those balls and two get "stuck" in the kids intestines and causes ruptures?

You know AN, you could go the asian route, and get all those clear plastic covers on all your furniture. You know the kind you sit on and it sticks to your butt. Come on, fit into the stereotype. Or better yet, buy a nice oriental rug to cover your beautiful wood. Yeah, I know that doesn't make sense to put in nice wood and then cover it with a rug. Yeah, I know. I scratch my head too. But sounds like you're already half way there with the dark dark wood. :)

I was hoping the economy would have made a GTR 1/2 off. Unfortunately, mossey still wants a $30k+ premium on a GTR.

Haha, I'll do that when hell freezes over. I never understand why people cover nice wood floor with an oriental rug either. What do you mean I'm already 1/2 way there w/ the dark dark wood?

I'd trade in my G for the GT-R in a heart beat if it ever go for 1/2 price :-).

I didn't read the "bamboo" part. But my jab at you was you already picked a dark/cherry flooring. The cherry color is very common among folks I know on furniture and flooring, often matched together too. (Older generation typically pick the brighter glossy cherry wood, where some of us younger generation pick the darker brownish red wood).

All you need are a few chinese scrolls that you can't read on your walls, and you're all set. I have a couple lying around. If you give me your mailing address, I'll send you one for free if you hang it up and take a picture. (Make sure you hang it upside down to prove you're really not *that* asian).

Ah, ok, now that make sense and I know exactly what you're talking about. The bamboo I got is brownish w/ a hint of red, not red with a hint of brown. Linky to pix. My couch is micro-fiber tan w/ brown pillow. So no stereotypical cherry & leather couch here :-).

Microfiber...heh....oh boy...You're going to be in my boat a few months ago. My kid took a ballpoint pen i wasn't looking and my nanny was suppose to be watching her. She decided to doodle on my beige microfiber couch with a ballpoint pen. I'm not talking about just 1 or two line marks. The couch looked like it was zebra after she was done.

Mine stuck a wood chip from the preschool playground up her nose. Pediatrician had a good laugh while removing it with some verrrry long tweezers.

The Plan 3 model home for Silhouette just got listed for sale at 750-850k. Does that mean they are closing down the project? Last I heard, there were 3 more phases left to be built in Silhouette.

we tried to go by the models last week (the sales office was open and said they'd know soon when new homes would be available, probably march) and were told they had been sold and weren't available(except the one with the sales office) and the buyers were moving in Saturday. Guess not all the buyers are moving in....
also tried to hit the john laing community in Del Sur (sorry, can't remember name) and the office was myteriously closed with a 'we'll be back' type sign. One lady we ran into wandering around said it's been that ways now for a while.
