I hope and think all new builds drop below 200 sq ft in 4s. We arent far off and once this spike is over that we are in (Tail end of this year into spring), I think they will be forced to drop them. Here's hoping..
4S new builds are ~$220/sqf. now, say a 3000 sqf home ~$660K. It gets some support at this level, Silhouette only has 1 left for phase 4, and Chanteclaire only has 1 left for phase 3A.
The builder options in general are always expensive. If you have specific options in mind, you should ask the sales person to check pricing for you. There are not too many lots left in the 4S ranch. At the current speed, they may close out by end of 2009. If you want to wait, you may want to also check out Del Sur. There are still large number of lots for many years to come.

Anyone know what will happen to the plot of land at the very northern most part of 4S? Based on the 4S website, there supposed to be more houses going into that area. If they are going to develop more there, then end of 2009 might be too optimistic.

The release maybeck came out with is for November move in (I Think) and I dont think they have sold all of them. I know the release date is in another thread here on piggingtons so we can wait to see when the next phase is released to see their timeline / current rate of release. Del Sur has a long way to go and lots of space to build out - all the way over to where the high school is going in (Some of that is commercial space).

The piennza only has 1 phase release to go, so it must close out by mid-2009;
The Maybeck has 2 more phases to go, so it must close out by end of 2009.
The Silhouette and Chanteclair still have a lot of homes to go, don't worry about them until 2010.

Personally, I would check into some 4S foreclosures, which are popping up all over the community, if you are looking to move into the area. I just toured a couple of them over the last 2 weeks that had many upgrades. One had crown molding in many of the rooms. Just my opinion.

HA - I thought "Sillhouette Buyers" was a counter to "Shadow Inventory" but it turns out it is just a development called "Sillhouette."

Several over 3000 sqrt REO houses went pending recently. The list prices were under 700K. Any information on the final prices?
Depends on the condition. I knew one is ended with ~$660K, the other is ended with ~$710K.

Keep your eyes open because they keep popping up. There are lots of pre-foreclosure notices in the area and several short sales currently listed.
