short sale at 1303 W. Muirland Drive in La Jolla

Can anyone explain the situation with this house? It is adjacent to 1291 W. Muirlands, which is a 0.6 acre lot being sold separately. This house has only a .25 acre lot, but the pictures make it look like it shares the large lot. Is this correct?

Was the $1.78 million 2002 sale price for both? Has the lot been split since then?
