SEH inventoryUser Forum Topic

Got bored w/ trading stocks so I went to SDL and handcounted inventory at SEH. Results: 29 SFR for sale- of those, 10 are contingent, 2 waaay overpriced, 1 listed by Battiata : ) If any place could use some shadow inventory or some of the 7 million homes for sale someone posted a few weeks back, this area is it.

WTF were you doing trading stocks? Buy-and-hold worked just fine for me lately.
Some hold, some trade- no one method works all the time you know.
Sales activity has been pretty slow in SEH lately. There are a lot of houses on for 60+ days. In the summer they were going in the first few days.
Lots of stuff still going for above where I thought they would.
What do you think the average per square foot price should be in SEH/Old Creek Ranch Area?

Yes.
I still dont know what amenities you get with OCR. Are there schools on site in OCR? No
Are there shops/ stores on site in OCR? No
Are there tons of parks and trails in OCR? I dont think so but I dont know so wont answer.
SEH has a library, schools, parks for kids and dogs, playing fields, lots of trails, events year round.
Im not a current resident of either place. Im sure this subject has been argued over and over. If I could buy an equal sized place in either, Id pick SEH.
I think this is difficult. I have been looking in the area, and have been trying to decide between the two areas. What intersting about OCR vs SEH is that the town center and parks of SEH are actually closer (easier) to walk to from OCR than they are if you are at the top of the hill (questhaven/antilla) area. I cant imagine I would walk up and down that hill to the town center very often. I do think the older parts of SEH with an easy walk to the towncenter should sell at a premium, but just cant see the houses on top of the hill unless they are on a view lot.
What about average price per sq ft. Is $160 - $170 a good price for this area?
