Am current renter who's been looking to buy but disappointed with how slowly market has moved. Having another kid, so need to move to bigger place, from condo to house. Want to make sure that any house I rent is in good standing with the bank before switching--what's best way to check? From Tenants Legal Center, went to following link where you can look up grantor/grantee transactions by person's name: http://arcc.co.san-diego.ca.us/services/... But since this isn't property-based search, I'm worried this isn't best/easiest/most comprehensive place to look. Any other thoughts/suggestions? Thanks in advance!

You could also check the County Tax Assessor's web site to see if the "owner" is current on property taxes. That could be an indicator of the financial health of the property.
how do you do this in riverside?
I've noticed that the majority of homes going to trustee's sales are current on their taxes.

That seems to be counterintuitive. So, the property taxes are being paid but, not the mortgage?
Maybe someone can shed some light on this.
Many loans have impound accounts for taxes/insurance and the lender pays the taxes whether the borrower is paying their mortgage or not.
