Scripps Ranch and CVUser Forum Topic

First time here, nice site to get a dose of reality. Also, to those that predict with absolute certainty what will happen here or there. A word of advice. If you are so very sure of where something is headed, then play the commodities market. Just a bit of commentary! FYI: Looking for a home about 2500 sq ft with a nice kitchen and gardenable backyard with at least a bit of privacy in Scripps or CV.

You might want to check out sdlookup.com. The zip codes for the areas you mentioned would be 92131 for Scripps and 92130 for CV. Lots of good information there--PPSF/HOA Fees/Mello Roos, Schools, etc. Also, there are several great realtors on this forum, who, I'm sure, would be glad to work with you.
If you check out previous posts by SD Realtor in particular, you will note that the areas you desire are still very "sticky" with regard to
price--because they are so desirable.
We own a home in La Jolla, and, it seems, pricing is "sticky" here, too. Only time will tell to what degree prices in the most desirable areas will fall. You could always try making offers if you find something you like.

I checked out Tierrasanta today, I was pleasantly surprised.
One thing that confused me on the SDLookup site - the $/ft ratio is pegged using the highest of the range. That's just wrong as there is nobody buying anything at the top, or even the bottom.

Trying to figure out sellers behavior is really tough. They (or shall I say most of them) really don't figure it out until it is to late. Sprinkle that in with some buying activity where the buyers simply did not care simmer over a pretty active spring for a few weeks and you get baked denial. The flipped home on Reisling is a sparkling example of what should have never been... but what did happen. A purchase at 612k and a CASH sale in the high 700k almost 800k range several months later. Patience will be required...
Tierra Santa is not a bad alternative in terms of making your dollar stretch a bit farther.

I noticed at all the open houses we hit today (Sunday) that we were the only ones there and the pages in the sign in books were mostly blank.
If I were a betting man, I bet we will see a run up in inventory again.
Yeah we should. I noticed all the signs today as well. A few weeks ago the actives dropped down to 92 I believe and the active pending ratio was better then 2 to 1 which surprised me. As of the other day I think actives had crawled back up to 99. I would be more comfortable in the 120-130 range but don't think we will hit that in Scripps this year. As long as the properties going into pendings dries up that will be good. Are you thinking new or old scripps?

However one house in Tierrasanta looked great and we may make an offer over the next couple of days after re-looking at a few in Scripps and CV.
