Remodelling costsUser Forum Topic
Submitted by infoseeker on November 3, 2009 - 12:49pm
We would like to understand remodelling costs (material+labor) for each of the following. We know there will be a big range based on what we want but would like to get some ballpark to keep in mind before making an offer on a home that requires remodelling... 1. 450 sq feet of hardwood flooring

Masterbath remodel can run from $5K to about $40K depending on the project. If you don't have to move plumbing around, dig up the drains, or change out the shower pan, that helps considerably. High-end fixtures and finishes can kill you. Keeping the old sink/toilet helps a bit. The key is a good design that uses low-end stuff, with small touches of high-end, but looks awesome together.
Try lumber liquidators for the flooring info. Consider engineered wood instead of hardwood to lower costs. I think flooring is $8 - $12 per sq. ft. installed.
I have heard lots of good things about Miramar Kitchen and Bath, though I have never used them. They would be a good place to start for pricing. I am more of a do-it-yourselfer and MKB is a "turn-key" place. They come in and do everything. They seem expensive to me, but again - people say they do a good job.
I know a good Russian contractor. He isn't the cheapest, but isn't expensive either, and pays attention to detail, making everything right. Did a good job for me on some tile and a great job for a friend of mine on an entire bathroom.
Not sure about labor, but tile and travertine range from $2.50/sq. ft to $60/sq. ft. Some of the $5/sq. ft stuff is pretty nice. A tile guy would probably charge you a few-hundred to a couple thousand for those jobs.
Now is the time to be remodeling. We are adding 1000sf to our house and are paying close to $115/sf which is absolutely unheard of. Send me an email and I can give you some good contacts. radelow AT yahoo DOT com.
1. 450 sq feet of hardwood flooring
2. Traveltine Tile flooring for a 150 sq feet kitchen
3. Granite Countertop -- granite area may be 40 sq ft
4. Interior custom paint for a 2400 sq ft home
5. Masterbath remodel -- (tile flooring, shower tiles and countertop)
prices I seen so far...
1. ~$5/sqft + ~$3/sqft install = $8/sqft, $3600
2. ~$3/sqft (look for it in Home Depot) + $4/sqft install = $7/sqft, $1050
3. $3-4k?
4. ~$3000 for paint
5. ~10k?
---------
total $18-20k
Lumber liquidators for flooring and if you do it yourself you save big. Vertical carbonized bamboo for $2 a square foot. Travertine tiles at HD for $3 a square foot, but you have to scavenge through and find the tiles you want. Plus, again if you do it yourself lots of $$$ saved.
floorsonly.com is where I got most of my materials. Best price I've found on brand name stuff. I found my contractor on craigslist and I'm very satisfied w/ him. PM me if you want referral.
We used simplefloors.com to redo our second floor. Their prices were excellent. We purchased their 12mm laminate flooring. For a first time diy floor project the installation went pretty smoothly.
For painting a 2200 sqft home, we spent ~$1K on paint and supplies. We used Behr.
Does anyone have recommendations for purchasing countertops and bath fixtures? Thx.
Cheers.
I was just about to start a thread about this :-)
Can anyone recommend a good Temecula contractor that can do bathroom tile/travertine/shower as well as fireplace refacing? I would be happy to do the labor myself, but I'm so anal retentive that it would take me 3 days to do what an experienced person could do in 3 hours.
Im looking for a good painter to paint a two story entryway for me (requires ladders). Im also looking for good granite countertop installer/ wholesale place so any recommendations are appreciated.
Flooring - heard nothing but good things from lumber liquidators. Going to check out those other links.
